→ There is a steep driveway and the curb from the street has a sharp angle. I've provided curb bumpers to try to prevent a car from scraping but if your car is low to the ground it may still scrape as you're entering from the street to the driveway. Use caution please.
→ This home is on 2 levels. The entry level has the main living space, kitchen, and the primary bedroom. The lower level has 3 bedrooms and the game room.
→ I work very closely with our cleaning team to ensure that the home is prepared to perfection for each new guest. Because of this, early check in is very rarely an option. If available, it is offered at $25/hour. Arrangements for this cannot be made any sooner than 24 hours prior to your scheduled arrival.
→ For the security of our guests and the safety of our home, we have external security cameras located at the external entrances of the home.
→ Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Read house rules before booking.

THE LOCATION

Located in scenic Fountain Hills, this home offers a peaceful desert setting with mountain views and unreal sunsets—while still keeping you just minutes from Scottsdale, top-tier golf, and all the dining and shopping you’ll want nearby.

Fountain Hills is located about 10 miles East of Scottsdale. While it is possible to use ride share services here, I would highly recommend that you rent a car for your stay to avoid costly fares and longer wait time for rides.

→ Occupancy Limits & Unregistered Guests (Zero Tolerance): The maximum number of guests permitted on the property is 12, as stated in the listing. Only guests listed on the reservation are permitted on the property at any time. Unregistered or day guests are not allowed without prior written approval through Airbnb. Violation may result in immediate cancellation without refund and additional charges for extra cleaning, security, or damages may be assessed through Airbnb.
→ No Smoking (Strict): Smoking, vaping, or use of any tobacco or cannabis products is strictly prohibited anywhere on the property, including indoors, outdoors, patios, and garage. Evidence of smoking will result in a $900 fine and may include additional cleaning or damage charges.
→ No Parties or Events: Parties, events, gatherings, or large groups are not permitted. This includes celebrations, dinners, or visitors beyond the approved guest count.
→ No Commercial Use: The property may not be used for commercial purposes, including but not limited to events, classes, meetings, pop-ups, or business activities.
→ No Photo or Video Shoots: Photo, video, or social media shoots are not permitted without prior written approval from the host.
→ Climate Control: To prevent damage to the HVAC system, the A/C thermostat must not be set below 70°F.
→ Local Guests: Guests residing within the local area must contact the host prior to booking. Bookings may be canceled if this requirement is not met.
→ Pool and Hot Tub Notice: Swimming is strictly at your own risk. The pool and hot tub is professionally serviced every Tuesday. Temporary closure during service may occur.
