Guests will have full access to the home and garage with the exception of one locked supply closet.
OTHER THINGS TO NOTE
→ Pool heating is an optional amenity available upon request for $75/night between Dec-May and must be purchased for all nights of your stay. Please contact us at least 24 hours beforehand to arrange for pool heating & payment. Heating is dependent on outside temperatures and may not be possible with temps below 50 degrees. Please understand, a heated pool is NOT a hot tub. The pool heater is set to 85 degrees (resort standard). While we've had no problems thus far, unforeseen weather or equipment issues may render this option unavailable during some or all of your stay (in which case fee would be refunded).
→ I work very closely with our cleaning team to ensure that the home is prepared to perfection for each new guest. Because of this, early check in is very rarely an option. If available, it is offered at $25/hour. Arrangements for this cannot be made any sooner than 24 hours prior to your scheduled arrival.
→ For the security of our guests and the safety of our home, we have external security cameras located at the external entrance points to the home: the garage and the front door.
→ Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Read house rules before booking.

→ Minimum Booking Age — Primary booking guest must be 25 years or older and must remain on the property for the duration of the stay. Third-party bookings are not permitted.
→ Occupancy Limits & Unregistered Guests (Zero Tolerance) — The maximum number of guests permitted on the property is 12, as stated in the listing. Only guests listed on the reservation are permitted on the property at any time. Unregistered or day guests are not allowed without prior written approval through Airbnb. Violation may result in immediate cancellation without refund and additional charges for extra cleaning, security, or damages may be assessed through Airbnb.
→ Pool heating is available upon request for an additional $75 per night which is required before arrival and submitted through the resolution center on Airbnb. The temperature will be set to 85° but ability to get to that temperature is based on weather. 24 hour notice is encouraged and the pool must be heated for every night of your stay.
→ No Smoking (Strict) — Smoking, vaping, or use of any tobacco or cannabis products is strictly prohibited anywhere on the property, including indoors, outdoors, patios, and garage. Evidence of smoking will result in a $900 fine and may include additional cleaning or damage charges.
→ No Parties or Events — Parties, events, gatherings, or large groups are not permitted. This includes celebrations, dinners, or visitors beyond the approved guest count.
→ No Commercial Use — The property may not be used for commercial purposes, including but not limited to events, classes, meetings, pop-ups, or business activities.
→ No Photo or Video Shoots — Photo, video, or social media shoots are not permitted without prior written approval from the host.
→ Climate Control — To prevent damage to the HVAC system, the A/C thermostat must not be set below 70°F.
→ Local Guests — Guests residing within the local area must contact the host prior to booking. Bookings may be canceled if this requirement is not met.
→ Pool and Hot Tub Notice — Swimming is strictly at your own risk. The pool and hot tub is professionally serviced every Wednesday. Temporary closure during service may occur.
→ Any violation of house rules, occupancy limits, or unauthorized events may result in immediate removal from the property without refund.
