    → Pet-Friendly Home: Well-behaved dogs are welcome with prior approval (max 1) and must be added to the guest count. Guests are responsible for any pet-related damage, excessive cleaning, or disturbances. Pets may not be left unattended, are not permitted on furniture or bedding, must be leashed in the neighborhood and in front of the house, and must be cleaned up after promptly in the yard. Failure to follow these guidelines may result in additional cleaning or damage fees.

    → Early Check-In: I work closely with our cleaning team to ensure the home is prepared to perfection for each new guest, so early check-in is rarely available. If it is available, it’s offered at $25/hour and can only be arranged within 24 hours of your scheduled arrival.

  • → Minimum Booking Age: Primary booking guest must be 23 years or older and must remain on the property for the duration of the stay. Third-party bookings are not permitted.

    → Occupancy Limits & Unregistered Guests (Zero Tolerance): The maximum number of guests permitted on the property is 8, as stated in the listing. Only guests listed on the reservation are permitted on the property at any time. Unregistered or day guests are not allowed without prior written approval through Airbnb. Violation may result in immediate cancellation without refund and additional charges for extra cleaning, security, or damages may be assessed through Airbnb.

    → No Smoking (Strict): Smoking, vaping, or use of any tobacco or cannabis products is strictly prohibited anywhere on the property, including indoors, outdoors, patios, and garage. Evidence of smoking will result in a $900 fine and may include additional cleaning or damage charges.

    → No Parties or Events: Parties, events, gatherings, or large groups are not permitted. This includes celebrations, dinners, or visitors beyond the approved guest count.

    → Pet Policy: Dogs allowed upon request with a fee of $100 per pet (1 dog max, most breeds welcomed). Guest is responsible for cleaning up after their pet, including all waste left on property. Guest is liable for any pet accidents or damage throughout the home during the stay (urine/poop stains, chewed furniture, damaged property). Pets are not permitted on furniture or bedding. Per HOA rules, all dogs must be on a leash when in the front of the home and neighborhood. Pets are not permitted in the pool.

    → Parking Restrictions: A maximum of 4 vehicles are permitted on the property at any time. Street parking is strictly prohibited. All vehicles must be parked in the garage or driveway. These rules are required to comply with local ordinances and/or HOA regulations. Any violation may result in immediate cancellation without refund, and any fines, towing fees, or penalties issued by the city, HOA, or property manager will be the responsibility of the guest.

    → No Commercial Use: The property may not be used for commercial purposes, including but not limited to events, classes, meetings, pop-ups, or business activities.

    → No Photo or Video Shoots: Photo, video, or social media shoots are not permitted without prior written approval from the host.

    → Climate Control: To prevent damage to the HVAC system, the A/C thermostat must not be set below 70°F.

    → Local Guests: Guests residing within the local area must contact the host prior to booking. Bookings may be canceled if this requirement is not met.

    → Pool Use: Swimming is at your own risk. No lifeguard on duty. Guests assume all responsibility for use of the pool and backyard amenities. The pool is professionally serviced every Wednesday. Brief temporary closure during service may occur. Pets are not permitted in the pool.
